My packet is 400 pages. Is that a problem?
No. We read every page, however long. Scans are fine if they're legible, and if a page can't be read, we tell you which one. Attachments over 20 MB may bounce, so send a link instead, such as Google Drive, Dropbox or the link the title company or management sent you.
Is this legal advice?
No. A verdict is our read of what your packet says, with the page for every finding. It is not a legal opinion, and it doesn't replace a real estate attorney or your agent. AI does the read, a second read checks the red flags and the things to ask about, and no attorney reviews it. Take those items to your agent or attorney before your review period ends.
What do you keep?
We delete your packet once your verdict is sent. We keep your email address and your verdict for 90 days so you can ask about it, then delete them. Reply "delete" at any time and we delete them sooner.
Which states do you cover?
Condos and HOAs in any US state. The 40 checks are written for condo buildings, and most of them apply to an HOA of houses too. Two, the milestone inspection and the structural integrity reserve study, follow Florida condo law. We don't check your contract against your state's law; your agent or attorney does that. Review periods are short and vary. A Texas HOA addendum gives you 3 days after you receive the documents, and a Florida condo resale gives you 7 business days. Check your date with your agent.
What if you find nothing wrong?
Then your verdict says so, check by check, with the page that shows it. You sign off on the packet knowing why.
