Each door was checked against the items below. Items are written by Certledger from the responsible person's duties in England under the Regulatory Reform (Fire Safety) Order 2005, article 17, and the Fire Safety (England) Regulations 2022, regulation 10. Measurements and method reference BS 8214:2026.
| No. | Check | What a pass looks like |
|---|---|---|
| 1 | Door leaf | No holes, splits, warping or impact damage; no unauthorised alterations such as added vents, cables or cat flaps. |
| 2 | Frame and fixing | Frame secure to the wall on both sides and at the head; no gaps between frame and wall left unsealed. |
| 3 | Gaps, head and sides | Between 2 mm and 4 mm, measured at three points on each side and at the head. |
| 4 | Gap at the threshold | Within the limit for the door type and its seal; no daylight under a door fitted with a drop seal. |
| 5 | Strips and seals | Intumescent strips and cold smoke seals present on every edge they are specified for, continuous, seated in their groove and undamaged. |
| 6 | Self-closing device | Fitted and working: the door closes fully onto the latch from the fully open position and from a small opening, without being pushed. |
| 7 | Hinges | Three hinges, all screws present and tight, no leaking oil, no visible wear or distortion; hinge marked for fire-door use. |
| 8 | Latch and lock | Latch engages and holds the door closed; any lock lets the door open from the inside without a key where the escape route requires it. |
| 9 | Glazing | Glass intact, no cracks; glazing beads secure; glass and beads of a type suitable for a fire door. |
| 10 | Letter plate and ironmongery | Letter plate, spyhole and handles are types made for fire doors and are fitted in sound door material. |
| 11 | Hold-open and wedges | No wedge, hook or prop; any hold-open device releases when the fire alarm operates. |
| 12 | Signage and identification | "Fire door keep shut" or "Fire door keep locked" sign on the faces that need one; the door's identification label or plug is present and legible. |
| Ref | Door | Defect found | Remedial action | Priority |
|---|---|---|---|---|
| D1 | FD-03, first floor stair lobby | Intumescent strip missing from the head of the frame along its full length. Gap at the latch side 6 mm at mid-height, above the 4 mm limit. | Fit a new intumescent strip to the head groove. Adjust or re-hang the leaf, or fit a lipping to the latch edge, to bring the gap to 2 to 4 mm. Re-inspect the door. | Before the door is relied on; within 7 days |
| D2 | FD-05, Flat 7 entrance | Self-closing device stops the leaf 15 mm short of the latch from the small-opening test; door can be left unlatched. | Adjust the closing and latching speed; if the device cannot be adjusted to close the door onto the latch, replace it with a device rated for the door. Re-inspect the door. | Before the door is relied on; within 7 days |
A1. FD-02: "Fire door keep shut" sign on the lobby face is faded. Replace before the next inspection.
Photographs of D1 and D2 were taken on site and are held on the Weaver's Court register.
I inspected the doors listed in the door schedule on 14 October 2026, applying the checks listed on page 2 to each door. The results record the condition of each door at the time of inspection. A door marked fail does not meet one or more checks and the remedial action listed is needed before it can be relied on as a fire door. This report is not a fire risk assessment. It does not transfer the responsible person's duties in England under the Regulatory Reform (Fire Safety) Order 2005 or the Fire Safety (England) Regulations 2022, and it covers only the doors listed.
